Brevard County Record Breaking Sales for May 2013

Sales volume for single family homes broke a record this May !PRIMARY-2-2

With a spectacular 974 residential units, the highest number of closings in Brevard ever recorded.

The previous record was 925 homes in June 2004.

Meanwhile, total residential sales came in at $158.5 million — up $49.1 million from last May. The last time the month of May had sales over $155 million was in May 2006 (with $177.1 million).

Median home price dipped $2,300 from last month to $121,400, but the average home price was up $6,500 from last month to $163,000.

Median home prices have been at or above $100,000 for 16 months straight, after a $92,000 median in January 2012. This May was the first May with a median of $120,000 or higher since May 2009.

Inventory (2,419 active residential units) has taken another dip and is still near historical lows. Inventory is now DOWN about 80% from the levels of 5 years ago.

The average number of days a house is listed on the market before selling (DOM) decreased 5 days from last month to 78 days. This DOM is not only substantially lower than January 2012’s 125 DOM high, but it is also the lowest DOM ON RECORD for the month of May. The last time the month of May had a DOM near this was 82 days in 2005.

Keep in mind though, this is just the average. Many great Brevard homes are actually being snapped up in a matter of days or weeks.


After digesting this data, we predict sales price levels and volume will continue WELL above 2012 levels for all types of residential properties, at least through the next quarter of 2013.

Florida Homes Inventory Up by 3.12 % in April 2013

Most of the nation sees an upswing in home sales during the spring, and an analysis of housing data based on realtor listings found positive news for buyers facing a limited inventory of homes for sale:

The number of for-sale listings increased 3.12 percent

In addition, listing home prices – which may or may not be an accurate gauge of selling prices – increased 2.63 percent.

However, it appears that even more buyers entered the market – enough to override any additional inventory. Realtor.com says the homes were on the market nationwide about 81 days in April – a decrease of nearly 11 percent since April 2012 –suggesting that new listings don’t stay on the market very long.

Due to increased demand for homes and more confidence in the job market, we are beginning to see more and more buyers entering the housing market In some markets, we are seeing homes staying on the market for only a few weeks, but :

Brevard County Home Sales Surge in March 2013 !

Total residential sales came in at $118.8 million — up over $16 million from last March !

This is the first March since 2007 where sales have reached over $115 million.
Sales volume for single family homes was a stellar 824 residential units, the highest number of closings in the month of March since 2005 and the highest number of closings in Brevard since August 2005.

The median price of $110,750 and March Sale Statistics clearly proves that the “bottom” is in our rear view mirror.

Median home prices have been at or above $100,000 for over a full year now, after a $92,000 median in January 2012.This March was also way above the low median figure of $89,000 in March 2011.
Meanwhile, inventory (2,530 active residential units) is still in a holding pattern and near historical lows.
Inventory is now DOWN about 80% from the levels of 5 years ago.Yet another notable decrease is the average number of days a house is listed on the market before selling (DOM). In January 2012, single-family homes were on the market for an average of 125 days ..But this March, the average DOM had dropped to just 79 days.

This could be the perfect  time to buy Real Estate in popular and desirable Brevard County .

Searching for Rentals on the Space Coast of Florida

Rentals in Cocoa Beach , Indian Harbour Beach , Satellite Beach Towns .

As a licensed Real Estate Agent on the Space Coast of Florida , I find rental properties for people from Cocoa Beach to Melbourne Beach . Included below are questions that come up the most often. If you are in need of a rental
on the Beachside , Let me know I am happy to help !

FAQ about Renting :

How Much Can I Afford ?
A good guideline is approx 3 times the amount of the rent is what most agencies like to see in the way of income or combined income , if there is more than 1 applicant on the lease. This is usually based on wages or salary prior to taking out taxes. In other words , if your salary or wages are 3,000 a month before taxes you should qualify for about 1,000 per month for a rental.

What is the best way to find a Rental ?
Finding just the right place to live is important , and on that note I encourage anyone in the market for a rental to find an agent to help . A Realtor has access to the MLS and can run a search given the criteria provided by you. In most cases from there , your agent can set you up on an automatic e-mail program that will send you the newest listings that become available. This will save you lots of time and frustration trying to search for the perfect place on your own . Your real estate agent can find more detailed information about the property and contact the listing agent , sometimes even negotiate some of the terms on your behalf .When you find a property you would like to rent , your agent can guide you in the right direction as to how to to make the application . Find a Realtor to help , you will be glad you did !

How Do I Apply and What will they Need ?
The agent with the listing will have access to the application needed to apply for the rental unit. There will be an application fee charged by the agency that will help cover the credit check and background check if applicable. If the rental is in an association , they may charge a fee to approve the application.You may need to be approved by the HOA if required by the Association . Fees vary from approx 25.00 to 100.00 to apply for a rental. There may be a Lease Preparation Fee and these will vary depending on the agency .

What about the Security Deposit and Last Months Rent ?
Although it is possible , most of the time last months rent will not be required as it can be a burden to many applicants. The security Deposit is usually equal to the first months rent ,so in most cases you will need approx twice the months rent amount to move in .

Will there be an extra deposit charge for my Pet ?
In most cases yes , there will be extra money required if you want your pet to live with you. Important Note: If a Pet Fee is charged , you will likely not receive that back when you move out If it is a Pet Deposit , you should have that returned to you providing the animal has not caused any damage to the unit and you did not exhaust your Security Deposit with other damages .
Be sure to read your lease before you sign so the terms are clear. Ask specific questions about the terms and conditions of the return of your deposits .

Who do I call if there are Problems after I move in ?
This depends on whether the unit is Self Managed or if the unit is Professionally Managed .
If the unit is Self Managed you would call the owner direct for any issues or repairs needed .
If the unit is Professionally Managed , you will call the Property Management Agency .The advantage to a Professionally Managed Unit is this is their business and they are the experts. Property owners pay them a fee to manage the place and take care of issues for the tenants which is a good thing for you !
